By virtue of an Order of Sale No. CV2024 09 3995 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 20TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:

And known a being all of Lot Number 562 of the John Schillers Northern Heights Allotment, of Lot Number 8 and parts of Lot Numbers 1, 9 and 11 of the original survey of Stow Township, in said county and which allotment is recorded in the records of Summit County, Ohio in Plat Book 14, Pages 20 and 21. Subject to all easements, covenants, commons, reservations, leases and restrictions of record, all legal highways, all rights of way, all zoning, building and other laws, ordinances and regulations, all rights of tenants in possession and all real estate taxes and assessments not yet due and payable. Being the same property conveyed by deed recorded in Document No. 55494724, of the Summit County, Ohio records.

Prior Deed Reference: Quit Claim Deed dated 11/01/2007 recorded 11/7/2007 as Instrument No. 55494724.

 

Property located at: 2766 10th Street, Cuyahoga Falls, OH 44221.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 11th day of July, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
