By virtue of an Order of Sale No. CV2023 11 4551 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being part of Original Lot 16, Tract 10, formerly Coventry Township and part of Lot No. 24, of the Matilda Youtz Allotment as recorded in Plat Book 14, Page 30 of the Summit County Records. Beginning at a point on the North line of Palmetto Avenue, which point is Two Hundred Eighty (280) feet East of the Easterly line of Dallas Street; Thence Northerly, parallel to the Easterly line of Dallas Street, a distance of One Hundred Thirty Three and Twenty-Five Hundredths (133.25) feet to a point; Thence Easterly parallel to the North line of Palmetto Avenue, a distance of Fifty (50) feet to a point; Thence Southerly parallel to the Easterly line of said Dallas Street, a distance of One Hundred Thirty-Three and Twenty-Five Hundredths (133.25) feet to a point on the North line of said Palmetto Avenue; Thence Westerly along the North line of said Palmetto Avenue, a distance of Fifty (50) feet to the place of beginning as surveyed by W.S. Property appraised at: Ninety-three Thousand Dollars ($93,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 11th day of July, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
