By virtue of an Order of Sale No. CV2025 07 2989 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

PARCEL 1 & 2:

Known as being Lots Numbers Seventy (70) and Seventy-one (71) of the Daniel W. Snyder Allotment in Coventry TownshIp, Summit County, Ohio, as recorded in Plat Book 8, Page 40 of the records of Summit County, Ohio.

PARCEL 3:

Known as Lot No. 72 of the Daniel W. Snyder Allotment in Tract No. 14, formerly Coventry Township, Summit County, Ohio, as surveyed by E. W. Paul, October 26, 1902, and recorded in Plat Book 8, Page 40, Summit County Records of Plats.

Excepting therefrom the following descried property:

Known as being a part of Lot 72 of the D. W. Snyder Allotment as recorded in Plat Book 8, Page 40 of the Summit County Record of Plats and being more fully described as follows:

Beginning at the Southeast corner of said Lot No. 72 of said D. W. Snyder Allotment, said point being on the centerline of Van Buren Avenue at Station 17+30.75 and being the true place of beginning of the parcel herein described; thence N. 4 degrees 55' 22" E., along the centerline of Van Buren Avenue and Grantor's East property line, a distance of 45.00 feet to Grantor's Northeast property corner; thence N. 87 degrees 49' 38" W., a distance of 22.53 feet; thence S. 4 degrees 55' 22" W., a distance of 45.00 feet; thence S. 87 degrees 49' 38" E., a distance of 22.53 feet to the place of beginning and containing 1013 square feet of land, including the present road which occupies 900 square feet.

Description of the above parcel is based on survey made by the Barberton Engineering Department and described by Philip E. Doane, Registered Surveyor No. 4493.

Property located at: 308 Van Buren Avenue, Barberton, OH 44203.

Property appraised at: One Hundred Twenty-three Thousand Dollars ($123,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
