Situated in the City of Akron, County of Summit and State of Ohio, and known as being a part of Lot Number Three (3), originally Coventry Township, beginning at a point in the center line of a proposed street known as Hunt Street, which is N. 87 deg. E., along said center 120.13 feet from Southwest corner of land deeded by Lucy Cook to Hazel Marie Messner by deed dated August 12, 1916 and recorded in Vol. 560, Page 420, Summit County Records; said Southwest corner is also in the East line of Dye and Allen's Allotment, P.B. 16, Page 10-11, at its intersection with the center line of Burt Street; thence N. 87 deg. E., along said center line 42 feet; thence N. 03 deg. W., 174.27 feet to an iron pipe in the North line of said land deeded to Hazel Marie Cook; thence S. 87 deg. 96' 20" W., along said North line 42 feet to an iron pipe; thence S. 03 deg. E., 174.42 feet to the place of beginning and containing as surveyed by S. Swigart, C.E. July 1919, 0.168 acres of land. Except restrictions and reservations running with the land.

Situated in the City of Akron, County of Summit and State of Ohio, and known as being a part of Lot Number (3), Tract Nine (9) formerly Coventry Township and described as follows:
Beginning in the center line of a proposed street known as Hunt Street, which is N. 87 deg. E., 36.13 feet measuring along the center line of said proposed street from its intersection with the Easterly line of Dye and Allen Allotment as recorded in Plat Book 16, Pages 10 and 11, Summit County Record of Plats; thence North 87 deg. E. along the center line of proposed Hunt Street, a distance of 42 feet; thence North 03 deg. West, 174.42 feet to a point in the East line of land deeded to Hazel Cook by deed recorded in Vol. 560, Page 420 of the Summit County Records; thence South 87 deg. 06' 20" W., along the North line of Cooks land 42 feet to a point; thence South 03 deg. E., 174.54 feet to the place of beginning and containing 0.168 acres as surveyed by S. Swigart, C.E. July 1919. Reserving from the above for street purposes a strip of land 22.5 feet wide off the South and thereof and known as Sub 23 Hunt unrecorded, except restrictions and reservations running with the land.

Situated in the City of Akron, County of Summit and State of Ohio, known as being a part of Lot Number Three (3), Tract Nine (9) formerly Coventry Township and described as follows:
Beginning at a point in the center line of proposed Hunt Street 45 feet wide, which is at the Southwest corner of land, deeded by Lucy Cook to Hazel Marie Cook by deed August 12, 1916, and recorded in Volume 1673, Page 266, Summit County Records, said beginning point being 22.5 feet North from the Northwest corner of Lot Number One in the Lucy Cook Allotment as recorded in Plat Book 33, Page 8, Summit County Records. Said point also being the center line of Hunt Street; thence N. 87 deg. E., along said center line and South line of said land 36.13 feet; thence N. 03 deg. W., 174.50 feet to an iron pipe in the North line of said land; thence S. 87 deg. 06' 20" W. along said North line 32.26 feet to an iron pipe at the Northwest corner of said land; thence S. 1 deg. 43' 30" E. along the West line thereof 174.60 feet to the place of beginning and containing 0.137 acres as surveyed by S. Swigart, C.E. July 1919. Reserving from the above for street purposes a strip of land 22.5 feet wide off the South end thereof. Iron pipes are set in the East and West lines of the above described lot at their intersection with the North line of Hunt Street, which is 45 feet wide. Excepting restrictions and reservations running with the land.

Situated in the City of Akron, County of Summit and State of Ohio, and known as being a part of Lot Number Three (3), Tract 9 originally Coventry Township:
Beginning in the center line of Hunt Street, North 87 deg. E. along said center line, 78.13 feet from the Southwesterly corner of land deed by Lucy Cook to Hazel Marie Messner by deed dated August, 121, 1916 and recorded in Vol. 560, Page 420, Summit County Records; the Southwesterly corner of said land deed to Hazel Marie Cook is at the intersection of the Easterly line of the Dye and Allen Allotment, as recorded in Plat Book 16, Page 10 of Summit County Ohio Records of Plats, with the center line of Hunt Street; thence North 87 deg. E., along said center line of Hunt Street 42 feet; thence North 03 deg. W., 174-35/100 feet to an iron pipe in the Northerly line of said line deeded to Hazel Marie Cook; thence South 87 deg. 6' 20" West, along said Northerly line, 42 feet to an iron pipe; thence South 03 deg. E., 174.42 feet to the place of beginning and containing as surveyed by S. Swigart, C.E. July 1919, .168 acres of land, be the same more or less, but subject to all legal highways. Excepting from the above described premises, the Southerly 22.5 feet thereof including within the bounds of Hunt Street, as shown by the recorded plat of the Lucy Cook Allotment Number 1, as recorded in Volume 33 of Maps, Page 8 of the Summit County Records.

Property appraised at: Ninety Thousand Dollars ($90,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 9th day of January, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
