By virtue of an Order of Sale No. CV2024 10 4641 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Barberton, County of Summit and State of Ohio and known as being Lot F of the re-allotment of Lot 31 in the Barberton Gardens Allotment, as recorded in Plat Book 41, Pages 36 and 37 and which to re-allotment is recorded in Plat Book 46, Page 113, Summit County Records of Plats.

Situated in the City of Barberton, County of Summit and State of Ohio and known as being part of Lot No. 32 in the Barberton Gardens Allotment, as recorded in Plat Book 41, Pages 36 and 37, Summit County Records of Plats and being more particularly described as follows:
Beginning at the Southeast corner of said Lot No. 32; thence Westerly along the South line of said lot, a distance of 71.4 feet; thence Northerly parallel to the East line of said lot, a distance of 100 feet to a point in the North line thereof; thence Easterly along said North line, a distance of 71.4 feet to the Northeast corner of said lot; thence Southerly a distance of 100 feet to the place of beginning.

Property appraised at: One Hundred Twenty-six Thousand Dollars ($126,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
