By virtue of an Order of Sale No. CV2025 03 1288 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of New Franklin, County of Summit and State of Ohio:

And also known as being a part of the Southwest quarter of Section 11 of said township and described as follows:

Beginning at a point on the South line of said Section 11, which point is North 89 deg. 32 min. 42 sec. East, 1078.47 feet from the Southwest corner of said Section 11; thence North 89 deg. 32 min. 42 sec. East, 267.05 feet to a point on the South line of said Section 11; thence North 1604.18 feet to a point in the center line of the highway known as Swigart Road; thence North 79 deg. West, 272.04 feet on the center line of said highway to a point; thence South 1658.19 feet to the place of beginning and containing about 10 acres of land, be the same more or less.

Excepting therefrom the following described parcel and known as being a part of Section 11, bounded and described as follows:

Beginning at a point in the Southwest corner of Section 11; thence North 89 deg. 43' 13" East along the South line of Section 11, a distance of 1078.47 feet to an iron pin found and used in the Southeast corner of lands now or formerly owned by H. M. Galford as recorded in Deed Vol. 6084, Page 119 of the Summit County Records and being the true place of beginning of the parcel herein described; thence North 00 deg. 07' 25" West along the East line of Galford property, a distance of 1663.66 feet to a point in the centerline of Swigart Road (County Highway 234) and in the Northeast corner of said Galford property, said line passing through an iron pin found 30.35 feet from said centerline; thence South 79 deg. 00' 06" East along the centerline of Swigart Road, a distance of 110.00 feet to a point; thence South 00 deg. 07' 25" East, a distance of 1642.15 feet to an iron pin set in the South line of Section 11, said line passing through an iron pin set 30.00 feet from the centerline of Swigart Road; thence South 89 deg. 43' 13" West along the South line of Section 11, a distance of 107.93 feet to the true place of beginning, and containing with said bounds 4.0956 acres of land more or less but subject to all legal highways as surveyed by James R. Bock, Registered Surveyor No. 6054 and Carl M. Clark, Registered Surveyor No. 6358 of Bock & Clark, Inc., in March 1981.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 2nd day of January, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
