By virtue of an Order of Sale No. CV2025 05 2322 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Sagamore Hills, County of Summit and State of Ohio and known as being Unit No. 104, Building No. 9, Oak Knolls Condominium, together with its 0.530% percentage of interest in and to the common areas and facilities in Oak Knolls Condominium, as shown by the drawings in Plat Book 105, Pages 40 to 47 inclusive of Summit County Records, and as further described in said declaration of condominium ownership of Oak Knolls Condominium and in the by-laws and drawings attached thereto as Exhibits E and F, respectfully, filed for record in Volume 5809, Pages 115-206 of Summit County Records, as amended by the First Amendment to declaration of condominium ownership filed for record on January 25, 1977 at 1:36 p.m. as Instrument No. 835850 and recorded in Volume 5887, Page 891 of Summit County Records, and as amended by Second Amendment to declaration of condominium ownership filed for record July 13, 1977 at 1:45 p.m. as Instrument No. 858482 and recorded in Volume 5935, Page 169 of Summit County Records, and as amended by the Third Amendment filed for record September 1, 1977 as File No. 867081 of Summit County Records.
Prior Deed Reference: Reception No. 56490245 on September 10, 2019.
Property located at: 6320 Greenwood Parkway, Unit 104, Sagamore Hills, OH 44067.
Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 9th day of January, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
