By virtue of an Order of Sale No. CV2025 05 2281 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of Lots 98, 99, 100, 101, 102 of the Lorenzo Hall Heirs Allotment as recorded in Plat Book 10, Page 38, Summit County Records, and more fully described as follows:

Beginning at an iron pipe in the Westerly line of Aqueduct Street and the Easterly line of Lot 101 which is North 20 deg. 19' West along said street line and lot line 140.00 feet from the intersection of said street line with the Northerly line of Hurlburt Avenue; thence South 69 deg. 50' 40" West, 100.00 feet to an iron pipe; thence North 20 deg. 19' West parallel with Aqueduct Street 3.6 feet to an iron pipe; thence North 29 deg. 46' East 2.56 feet to an iron pipe; thence North 58 deg. 48' 30" West, 40.00 feet to an iron pipe in the Southerly line of Lot 97 in said allotment; thence North 29 deg. 11' 30" East along said Southerly line of Lot 97, 14.20 feet to an iron pipe at the Southeasterly corner of said Lot No. 97; thence South 83 deg. 58' East, 13.52 feet to an iron pipe; thence North 69 deg. 44' 40" East, 100.00 feet to an iron pipe in said Westerly line of Aqueduct Street; thence South 20 deg. 19' East along said Westerly line of Aqueduct Street, 40.00 feet to the place of beginning as surveyed September 15, 1941 by S. G. Swigart & Son.

Property appraised at: One Hundred Five Thousand Dollars ($105,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
